Tips on Marketing a Luxury Home

When thinking of luxury real estate you can expect to pay more than five hundred thousand dollars for a home. With the economic recession behind us, the market for luxury homes is booming once again. The market is now getting the benefit of the rising income levels of people along with their desire to own a lavish, grand residential space. It is just as easy to sell a luxury home as it is one that is affordable to those without a lavish income. The market will basically targets the individuals with high net worth that also has big cash reserves and is looking for high quality living and potential investment options. These luxury properties are usually found in an up-market locality where the residents can enjoy a lifestyle that is world-class and has ultra-modern amenities.

One thing to note is that the prices of a luxury home can be very volatile. At one time, they can be at their peak when the demand is at the highest point and then it can drop substantially where you have no buyers in the market for luxury real estate.

There are many different ways in which you can market a luxury home. One way that is very important is that you will need to advertise aggressively. You should use mediums of advertising like radio, the internet, newspapers, and television effectively to attract potential buyers. You can also use billboard and pamphlets as a means of advertising in order to draw the attention of potential buyers. In your advertisements, make sure that you highlight the specifications, layout of the home, the location, and the facilities to generate more curiosity.

You can also organize seminars and exhibitions where you can showcase the luxury properties that are available to the buyers. Ask the sales representatives to interact with them personally and be able to solve your buyer’s queries. Convince them how investing in the properties will be in the long term advantageous to them.

Make sure that you can assure your potential buyers that they will have legal clearance on the homes they are considering purchasing. No buyer wants to spend millions, or even hundreds of thousands of dollars on a luxury home only to find that there is some form of legal trouble related to the property.

You can also hire a brand ambassador, who could be a celebrity that works in some of your commercials that is helping to promote the luxury properties you are trying to find a potential buyer for. Make sure you promote the luxury home throughout the world as a potential buyer can come from anywhere.

Letters to Potential Clients From a Real Estate Agent – Tips for Writing Marketing Letters

Introducing yourself in person is pretty easy. You make eye contact, smile, and shake hands. You tell the other person your name, and he tells you his name. Pretty easy, right? But what if you need to introduce yourself and you can’t see the other person? One way you can tackle this problem is by writing a marketing letter.

Whether you are new to real estate or just new to the area, you’ll want to send out some letters and let everyone know you are in the area and ready to sell. You can also use marketing letters to entice people who had listings expire to relist with you.

You can trick people into opening your letter and not just tossing it straight into the recycling bin by using a key word. “Free”. As a late-night ad used to say, “Free is a very good price.” So let everyone know you have something free inside. It might be a fridge magnet, or a set of free energy-saving tips, or a pocket calendar.

Now that you have their attention, you need to give your reader an introduction to you. Tell her who you are, and why you are the home expert she should trust. Give some tips or useful information in your letter that will be of use to your reader. Perhaps this might be a fall-cleanup checklist or winter weatherization tips. If you are targeting an up and coming area, you might want to give a list of local merchants for people to get started frequenting.

If you get completely stuck and have the worst case of writer’s block, you can download free templates from the internet. They can be introduction letters, prospecting letters, expired listings letters, or new agent letters, just to name a few. These are useful to help you get started and trigger a thought trail. They’re also good if writing is not your strong suit, but you are great at the verbal deal. (Some of these sites offer templates to help you with your listings, too.)

Keep the letter simple. Overcomplicated or technical newsletters will just confuse your readers and make them toss it. That also means your name is not the one they will tuck in their dream home folder for when the time comes to buy.

It might seem obvious, but be sure you use a good spell checking program and a grammar checker if you are not strong in either. It only damages your reputation if you have errors that can be easily fixed by these programs.

Last, close with a call to action. It could be asking the reader to visit your website for more information or to subscribe to your newsletter or podcast. It might be a link to your Facebook page on which you have a coupon to a local merchant. Or you may have some DIY tips on your YouTube channel. Whatever it is, you want it to be a good reason to follow up, something that will be worth your reader’s time. And time these days is more valuable than ever.

Real Estate Photography Tips For Realtors – Don’t Do it Yourself, You’ll Lose Your Commission Check

I’ve done it myself; taken what I thought were great listing pictures and used them for my online MLS listing. My clients thought they were fine and I thought they were just fine, until I started working as a buyer’s agent in Seattle a few years back.

I worked with over 40 different buyers a week and everyday I’d hear, “Did you see those listing pictures? There’s no way we want to see that house, it’s a dump! Does the listing agent know how bad they are?” Obviously, the listing agent didn’t spend anything on real estate photography.

My buyers would also see some great listing photos and want to get in to see the home that afternoon. We’d step inside and they’d wonder if it was the same home they saw online. They felt cheated because the pictures were nothing like the real home. (but at least the listing agent got buyers walking through the house).

It all came down to the listing pictures they saw online. That’s essential marketing for listings! Give buyers a great picture and they’ll jump inside the house that day. Give them a “do-it-yourself” picture and they’ll move onto the next home. The listing pictures make the difference, especially when you spend a few bucks on professional real estate photography!

Even when the listing pictures were better than the actual house, guess what? It still got the buyers inside! That’s your goal as a listing agent; get as many showings as possible. Professional real estate photography makes that happen.

With upwards of 80%+ of buyers looking online now, the listing photos are the first thing they’re looking at and basing their initial impressions on.

How much money in lost commissions do you think you’re missing because you won’t spend a couple hundred bucks for professional real estate photography?

If you did spend the well invested marketing dollars on some professional real estate photography…….

  1. You could have more satisfied clients because the home sold faster.
  2. You could have made more cash because you didn’t have to drop the sales price when the listing became stale on the market.
  3. You could look like a top producer in the area because of the quicker sales, better looking listings and more satisfied clients. Your overall image is enhanced, big time!

Isn’t it funny how such a small aspect of your business can affect the whole thing? Anytime you realize how one issue affects your net profits, that’ll make you perk up, right?

Now don’t give me the excuse that it’s too expensive because it’s not. Look at it as a marketing and advertising expense because that’s exactly what it is. And real estate photography is one of the best things you can spend your marketing dollars on.

You have a couple options……..

You could grab a professional in real estate photography in your local area and offer them $50-$200 to come to your listing and take some fabulous photos. Make sure they’re top notch, have all the right equipment and understand the goal of these photos. You don’t want to pay for real estate photography that’s no better than your own.

Your other option is to go with a company like Vicaso.com who does real estate photography exclusively. Their business is listing photos for real estate agents!

You can schedule your photo shoot on their website, pay about $200 or so and get the most captivating listing photos you’ll ever see. Even if you have a crack house listed for sale, their real estate photography will make it look like a palace.

I’m telling you; don’t skimp on your real estate photography. Look at the cost as an investment. If you spent $200 on professional real estate photography and got back another $20,000 in commissions that year from faster sales, more clients, and higher listing prices, wouldn’t that be worth it? You betcha!

6 Tips for Taking Your Real Estate Investing to the Next Level

Many real estate investors have come to me with the same concern… they know they need to take their investing to the next level so they can obtain that bigger cash flow they’ve been thinking and dreaming of… but they don’t have a clear plan on just how to do it.

If you have you been thinking about taking your investing to the next level, this article is for you.

Getting your real estate investing to that next level means venturing into new and possibly unfamiliar territory… But, in order to reap those rewards… it’s got to be done. Many investors stick with the same types of deals they did when they first started investing. There is nothing wrong with that… Unless you are looking for that something bigger.

The following is a list of 6 tips to help you take your real estate investing to the next level…

Tip #1: Go After Bigger Fish

Think back to why you first got into real estate investing. I started investing because I wanted to make some serious cash, and I was tired of struggling financially. I started like many investors do-dealing in single-family properties. Then I decided I wanted a better cash flow and I wanted it fast. I went after bigger fish.

Commercial property investment deals offer some of the greatest cash flow and returns for your investment dollar. The number of units, and the size of the properties can bring the largest returns for the amount of time and money you invest in any deal.

Tip #2: Continually Educate Yourself

To get to the next level in your real estate career, you must continually educate yourself. Education and information enables you to find solutions to any challenges that may come up as you’re doing deals. Education also helps to eliminate unnecessary risk. Unfortunately, many investors believe that their lack of knowledge prevents them from doing the tougher types of deals, like large multi-unit residential or commercial properties. It doesn’t take much to get yourself informed and educated. Read books; attend seminars; talk to experts; and never hesitate to ask questions.

Tip #3: Get a Mentor

A good mentor helps you gain practical experience much quicker and more easily then going it alone. Books and courses are important. But a mentor helps you navigate deals, and overcome any challenges you face along the way. Mentors can serve as your safety net for when you head into that real estate investing territory you are unfamiliar with. If you are serious about taking your real estate investing to the next level, a mentor is necessary. A mentor will get there quicker and with much less risk than going it alone.

Tip #4: Utilize a Team of Experts

There are many people who shun the idea of new investors taking on the risk of large, complicated projects like large apartment houses or commercial real estate investments. They are right. Very large investments are not for very inexperienced or novice investors. So why not let the experts be your experts. Your team of experts works to eliminate the risk associated with your inexperience and lack of knowledge. You can get to the next level in your real estate investment career when you put together a team of people with the expertise you lack, people who already know how to navigate their way through a big and very profitable deal.

Tip #5: Develop Marketing Skills

Marketing is necessary for any business. In fact, businesses lacking a marketing system fail. In order to successfully take your real estate investing business to the next level, you must develop your marketing skills and put them into action. A very good way to start marketing your real estate business is by using direct mail. Then, when you begin to receive responses to your direct mail efforts, get yourself networking at places like local investment clubs as well as with bankers and lenders. This is an easy way to get started-take one marketing strategy, learn and hon it. Then start working other forms of marketing (networking, for example).

Your business will get to the next level only when you start learning about and utilizing successful marketing strategies.

Tip #6: Have a Can-Do Attitude

Attitude makes all the difference… especially in real estate. A person who thinks s/he can’t do a deal because it’s bigger than he or she is used to, cannot and will not get his or her business to the next level. The wrong attitude can doom you before you even try. Conversely, a person who is hungry enough for success will attain it simply because he or she doesn’t given up.

No matter where you are with your investing, these tips can help you take your real estate investing (and cash flow!) the next level. Multi-unit residential and/or commercial real estate can definitely be the right vehicle(s) to provide some of the greatest cash flow in the industry.

When you combine education, expert assistance, marketing, and the right attitude, you have the makings for conquering bigger investments successfully, and therefore achieving bigger and better cash flow deals. Your next step is to take action.

Buying Real Estate in Phoenix: Best Tips for Phoenix Market

The housing market of Phoenix is really hot for the past few months! With a price increase of nearly 35 percent from the last year, Phoenix has acquired number one spot in price appreciation as compared to the whole country. According to the Arizona Republic Valley Home Value Report, as many as 75 percent of the houses in Phoenix have shown an improvement in price and Santa Barbara California is the only city to get ahead of Phoenix in terms of price increase. Most of the economists agree that 2013 will be a potential year for any investors planning to invest in Phoenix. So, are you interested in purchasing property in Phoenix? Hold on, here are some important points that you should consider before getting in the real estate bubble again!

Picture from the Past: Why the real estate crash happened at all?

The property market crash in 2007 left the investors wondering and shocked with its after effects. But, if seen logically, there were a lot of reasons that fueled the crash of the real estate market. Starting with loose lending practices and the option to get 100 percent financing for the house. According to experts, loose lending practices were the biggest reason for the price appreciation and foreclosure crisis that followed in 2007 onwards. In addition to it, multiple cash back schemes were announced during this period which motivated buyers to get property in the first place.

But, the current boom observed in Phoenix market is out of different reasons and for the first time in last five years, we can say that this change will last for the years to come.

What fuelled the rise of the real estate market in 2012?

If we listen to the experts, declining foreclosure sales are one of the major propellants behind the rise of house prices in Phoenix. Resale of foreclosed and distressed properties accounted for 13 percent of the overall sale, hence allowing the median price to go up and increasing the overall price of houses throughout Phoenix. In addition to the fall in a foreclosure sale, Phoenix redevelopment has taken off nicely, attracting more investors towards the Phoenix estate market.

What can we expect from Phoenix real estate market in 2013?

This is a million dollar question for investors eyeing Phoenix real estate market in the years to come. The recent increase in prices is highly motivating although the prices are not as high as that of 2003, but the chances of improvement are quite bright in 2013. Further, the strong economy of Phoenix will help in sustaining this price appreciation in the years to come (although at lower rates). Phoenix has a lower unemployment rate as compared to most of the cities in the country and the increase in sale of house seems to be logical for now. For anyone looking to invest money in real estate, Phoenix is the perfect choice.
